That was the focus of InvestNow Social Club’s “From Loopholes to Legacy” on April 6, 2025—an educational event created for Bay Area homeowners, investors, and families who wanted a clearer view of the planning that can surround real estate.

Hannah Sargent explained foundational estate-planning tools such as wills, trusts, powers of attorney, and advance healthcare directives. For homeowners, the way title is held and the way property is intended to pass to loved ones can have important legal and administrative consequences. Those decisions deserve a conversation with a qualified estate-planning attorney.
1031 exchanges
Weiming Peng offered a practical overview of IRC Section 1031 and how a properly structured exchange may allow an investor to defer recognition of capital gain when exchanging qualifying investment real estate. He also discussed how investment use and primary-residence rules can create nuanced planning questions. Because the requirements are highly specific, owners should involve their tax and legal advisers before a sale.
